This package includes All Aspects of our other letting services including our Market Only and Let Only packages. We will handle all the initial marketing and setting up of a tenancy agreement to the Continual Management throughout the duration of the agreement. This package allows you to Save Time, money and stress and allows us the flexibility to do what we do best and get the right people into your property as fast as possible.

The Process:

Step 1: Appointment

We arrange a No Obligation meeting at your property to conduct a property assessment to check over its condition.

Step 2: Valuation

We give you Suitable Advice and recommendations on the yield & tenancy options you have available and suggest what services are appropriate to help you.

Step 3: Photography

If you decide to go ahead and the property is in a suitable condition, we will take some Professional Photos for your online portal and property marketing to begin the same day.

Step 4: Online Portal

We upload your property specifications and photos and create you a Unique Online Portal through our website so you will be able to keep up to date on all aspects of the letting process.

Step 5: Marketing

Your property is marketed on all the major property portals including: Rightmove, Gumtree, Facebook, DSS Move. Where relevant we will use the Yorkshire Evening Post and other local papers to drive full exposure of the property.

Step 6: Applications

We process and Qualify All Applications your property and carry out All Viewings until the property is ‘Let Agreed’ to the most suitable tenants.

Step 7: Credit Checks & Referencing

All qualified applicants are thoroughly Credit Checked and conduct extensive Landlord and Agencies References as well as Employer and Affordability Checks.

Step 8: Tenancy Set Up

We organise the drafting and signing of Tenancy Agreements including Signed Section 21 Notices and log the tenancy deposits through Deposit Protection Service.

Step 9: Key Exchange

We complete full Photo & Written Inventories on the property, conduct a Check-in Service for the new tenants and hand over keys on the day the agreements are signed.

Step 10: Tenancy Management

Collection of Rental will be made on your behalf and payments will be made direct to an account of your choice. Up to two Regular Inspections will be conducted throughout the tenancy and Documented Reports will be provided each time.

Step 11: Maintenance Management

We will provide Full Management, organisation and resolve to all Maintenance Issues after you have been Informed and have given authority to proceed.

Step 12: Closing Tenancies

We conduct a final Check-out at the end of the tenancy period with a final Inspection Report completed to help with closing the tenancy down and help handle any Deposit Disputes that may arise.
